Establish a museum that would consist of famous sets from sitcoms with big fanbases.
Why?
Sitcoms are some of the most liked forms of entertainment content as they are usually placed in everyday settings and with people that are living usually ordinary lives. As they last so long, multiple seasons, the viewers connect with the characters and the places they are residing in.
  • Give the fans the chance to experience their beloved series from within and act out their favourite scenes.
  • It would bring an element of interactivity to a passive medium.
  • It would serve as marketing for the shows to get rewatched.
How it works
Rent out a warehouse and refurnish the insides to mimick the beloved sitcoms. So a section for Friends and the two apartments, probably the coffee place. The loft from New Girl, Seinfeld apartment, How I Met Your Mother apartments, That '70s Show basement...
The Friends reunion trailer got combined views of over 9,000,000 views, HBO Max used it as flagpole content for their launch. It's still one of the most relevant pieces of popular culture.
There are Lego sets depicting the Friends coffee place, Central Perk. Some AirBnb places are furnished like the apartments from sitcoms. There are already services that provide Friends experience and going through the familiar settings, with tickets going around $30 without tax.
As sitcoms are usually in regular homes, the expenditure for furnishing wouldn't be as high as for other museums. Obviously, the potential for merchandising at the end of the tours seems very profitable.
This can be adjusted per country so that you would have local TV show spaces.

A street full of sitcom bars

A bunch of bar owners could get together and establish an entire street full of bars that on the inside are perfect replicas of sitcom sets.
Then people could have a drink at Seinfelds, meet at "How I met your mother", or go for a date in Sheldon Cooper's apartment.
The street would be known as a place where all bars are famous sitcom sets.
On special nights they could have imitator actors enact a live episode from the sitcom.

I like the idea of a coffee shop/bar, where you can hang out in the sitcom set, and not just see it, take a couple of photos and go, like in a museum. Even if you don't find other bar owners, you can set up a bar yourself, have 2-3 sets in different sections, and change them up every few months. The dress code of the employees and drinks served can be inspired by the show. The rights will probably be expensive, though...

I think it would be cool if a design company specialised in decorating your house to replicate a movie set. You could theme your entire house with various sets.
The cherry would be the company making a life-size character replica. You could have Monica from Friends in your kitchen or Al Bundy from Married with Children sitting on the couch next to you with his hand in his pants.
